This shows up often in older buildings with additions, finished basements, or second floors that were never properly balanced. If the thermostat is on the first floor, it may satisfy that area while bedrooms upstairs stay too hot in summer or too cold in winter.
What to check first when the thermostat not reaching set temperature
Before assuming you need a major repair, start with the basics. These checks are safe, quick, and often reveal the problem.
First, confirm the thermostat is set correctly. Make sure it is in the right mode - heat or cool - and that the temperature setting is actually below room temperature for cooling or above room temperature for heating. If it uses batteries, replace them even if the display still works.
Next, check the air filter. If it looks gray, packed with dust, or has not been changed in months, replace it. A dirty filter is a small item that can create a very real performance problem.
Walk through the house and make sure supply vents and return grilles are open and not blocked by furniture, rugs, or curtains. Then step outside and look at the condenser if you are dealing with an AC issue. Leaves, cottonwood, dirt, and debris around the unit can interfere with operation.
Finally, look at the thermostat location itself. If it is right by a window, exterior door, or heat-producing appliance, its reading may not reflect the actual average temperature of the home.
When the problem is the house, not just the HVAC system
Not every comfort issue is caused by equipment failure. If your system runs constantly during extreme weather, part of the problem may be the building envelope. In Chicago, single-digit winter temperatures and humid summer highs can expose weak insulation, attic bypasses, old windows, and air leaks fast.
